Full Service Lettings Only Service Maintenance


Full Service

Arathorn’s full management service includes the following services:

  • Finding Tenants
  • Credit checking and referencing tenants, where appropriate
  • Drawing up Tenancy Agreements
  • Collecting and holding deposits
  • Collecting rents
  • Dealing with minor renovation works and repairs
  • Forwarding rents on to Landlords
  • Marketing and re-letting properties as they become available
  • Arranging annual Gas/Electric/Fire safety inspections where required

For student properties Arathorn Limited also:

  • Pays water rates on Landlord’s behalf, where requested
  • Collects students council tax exemption certificates and forward them to the City Council with the appropriate documentation


Management Service

Arathorn Management Service works on a NO LET NO FEE basis
Our scales of fees for a full Management & Let Only Service are as follows:

  • £150 per Tenant finding fee or one months full house rental + 10% of the monthly etc.

Private Properties

Finding Tenants
We find you your tenants from our extensive data base, local press and also our web site.

Credit checking and referencing - where appropriate
Finding the correct tenant for your property is essential. First we find out the criteria for your ideal tenant. We take references from employers, previous Landlord’s, and either a friend or family member. In the case of student tenants we also take a guarantor.

Collecting rents
We collect regularly and it is usually paid by standing order or cheque. You will get a regular statement from us and we can either pay you by cheque or directly into your account.

Collecting and holding deposits
We collect a deposit (£170 - £250 per person in the case of student tenants) and hold it for you, so if there is any damage at the end of the tenancy, the cost of repairs is taken from the deposit. It is extremely rare that damage costs exceeds the deposit, but in these cases we bill the tenant for the cost.

Dealing with minor renovation works and repairs.
Every property at some point will need some work doing to it over time. If the tenant contacts us with a problem we have contractors, who on your behalf can complete any repairs that may arise. All with the least amount of inconvenience to yourself.

Forwarding rent to Landlord’s
As stated before we forward rent to you regularly, straight into your account or by cheque – its up to you.

Marketing and Re-letting properties as they become available
We strive to re-advertise and re-let a property as soon as it becomes available if not sooner, our philosophy is that an empty property does no one any good.

Arranging annual Gas/Electric/Fire Safety Inspections (where required)
It is a legal requirement that every gas appliance and gas central heating system, fire extinguisher/fire blanket (where applicable) are inspected on an annual basis, electrical installations are inspected on a 5 yearly basis and mobile appliances are inspected on either a change of tenancy or an annual basis, we have a team of qualified contractors duly registered who can deal with all the legal requirements/documents.


Student properties

Paying of water rates on Landlord’s behalf (where requested)
Many of our student properties have water rates included in the rent. We can organise the paying of this for you or you can opt to do it for yourself.


Collection of student Council Tax Exemption Certificates.
We collect the relevant documentation and pass it on to the council. This helps to avoid a summons being issued against you for non- payment of council tax.

Lettings only service

Arathorn Limited offers Landlord’s a letting only service as follows:

  • Marketing and Letting properties as instructed.
  • Undertaking viewing’s of properties
  • Drawing up tenancy agreements in Landlord’s name
  • Full credit and reference checks for potential tenants
  • Producing guarantor agreements if required.
  • Collection of deposits and first months rent
  • Forwarding all completed paperwork and deposit to Landlord

We charge a standard one months rent for this service. Plus an admin fee of £50 per tenant. (Taken from deposit)

Maintenance

Maintenance and repairs
Arathorn Limited is not a maintenance company, however we can arrange for repairs/maintenance to be done on your property by external contractors. We can also supervise this work and pay the contractors when work is completed.

Our standard charge for this service is 10% of the total cost subject to a minimum charge. However our fees for arranging maintenance works vary depending on the nature of the work carried out.
